helping brides create beautiful weddings without breaking the bank

Well folks it’s that time again for me to write a personal update. I am sure you all saw the good news on Friday! We are buying a townhouse and should close on October 15th! Totally awesome, right?

our-townhouse

It’s in the same neighborhood as the first we put the offer on. I don’t know if I updated on that subject or not- the first townhouse we put an offer on was a short sale. We had some issues with dealing with the bank/seller so we decided to move on. We knew we didn’t have alot of time to waste when it came to the tax credit so I think we made the right choice! Now we are set to close in a little over a month and we can start moving into our new home!!

This week we have to get the inspection done and turn in our earnest money. The months since our wedding have flown by so I’m hoping this one goes just as fast because I just CAN’T wait to move in! :) As long as all goes according to plan with inspection and appraisal then we should be good to go!

All I want to do is shop!!! (But I am resisting.) There’s tons of things I need/want to buy for the townhouse! Here’s my running list: (in no particular order)

new bedroom furniture for master (hopefully within the year- i still have my cheapo IKEA malm set from college but it’s time to grow up now!)
new sheets/comforter set for master
shower curtains
bath mats/bathroom accessories
towels
(Seeing a pattern here? Yeah… let’s talk about how we didn’t get any of the linens we registered for. Not even a single towel! All the ones I had before have now been mixed in with our parents and we will have to figure out which ones are ours!)
Bar stools
cute little chairs for the front porch
a patio set for out back
another couch for the living room?
a new desk for my ‘office’
(i’ve been using a kindergarten-looking desk all through college that we got at a garage sale for like $20. it’s even got primary-colored handles)

And that’s just the big stuff. Then there’s painting… the kitchen and the half bath downstairs do not fit into our current decor color scheme so we’ll have to paint. I want to put new handles on the kitchen cabinets, and perhaps switch out some lighting fixtures here and there. And I also eventually want to switch out all the brass door handles for brushed nickel ones. :)
So as you can see I need to focus my efforts on WORKING for the moment so I can have the money to start buying all this stuff sometime soon! :) Thanks for all the congrats! We are SOOOOO excited!!

thanks y’all! We really love how it has the pretty landscaping in front- it has a bit more curb appeal I think than the other unit anyway. :)

Thanks for the blog rec Pauli! I’m so into nesting right now! :)

Are you moving into my neighborhood? It kinda looks like it! :)

From experience, I suggest painting before you move a single thing in! It is SO much easier to do it that way. Another tip… Overstock for the barstools/furniture/etc… no sales tax and uber-cheap shipping!!! It’s natural to want to buy things before the close, but wait… then you can get in and see what will work best in the space without buying things and realizing they don’t work how you’d expected them to.

YAY!! I am so excited for you guys!!

    Hey Jessica…

First of all, can I just say that your blog has been so very inspirational to this budgeting bride? So much so that I have started a little wedding blog of my own. I attended Ashley’s Blog Camp, but I was out of town the first week. I was disappointed that I missed the opportunity to meet you. Anyway, I just wanted to say thank you for all your very helpful insight along the way. I hope our wedding can be as wildly successful and beautiful as yours was.

Secondly, this is going to sound TOTALLY stalker-ish, but I’m pretty sure your new home (Congratulations, by the way!) is like two doors down from my future sister-in-law’s new place. I’m actually moving in with her in about three weeks because she was nice enough to let me rent her spare bedroom until the wedding comes around. Looks like we’re going to be neighbors. So if you’re not totally creeped out by random comments on your blog, maybe we could meet up some time and chat. I’d love to pick your brain! Let me know!
    Congratulations again!

I bought a house this year for the credit as well! It is nice to know that some of the money you have to cough up, up front is going back in your pocket! I completely remodeled my house (needs updated, but erinremodel.blogspot.com has my pictures). And, like someone said, know where and what you want in every room before you move in. I had drawings and pictures and it made the move in smooth and effortless (as much as it can be).

The credit. I amended my return to get the credit in April. I have been on a rollercoaster of IRS phone calls for the last six months and its sounding like I will still be waiting until about the new year to receive my money. Point of the story: don’t spend this money until you get it! If anything you buy is bought on credit that you don’t want hanging around, hold off and get it once you get the money. So much fraud has delayed the process indefinitely! I am so blessed to have bought everything with cash and am fine to wait to be reimbursed!

Good luck! Home-ownership is so rewarding!
